What is an Occupation License?
An Occupation Licence is a special agreement that gives a Guardian (who is also a part-owner in the Property Company) the right to live in one of the company's properties. Rather than being a typical rental arrangement, it's more like being part of a community where you have both a financial stake and a place to call home. You're not just a tenant — you're also an investor who shares in looking after and maintaining the property.
Why do we have it?
The Occupation Licence sets out the shared understanding between you and the Property Company. It ensures you have the freedom to enjoy the property as your home, while also outlining what's needed to keep things fair, safe, and well maintained for everyone involved.
What's expected?
As a Guardian, you're responsible for keeping the property in good condition and covering your share of the costs (just like you would as a homeowner). The company looks after the bigger picture — long-term upkeep, insurance, and making sure the property is cared for over time.
How does it end?
The Licence can be ended if you decide to move on, or if certain important conditions aren't met (like if your shareholding drops too low). There are fair processes in place to handle these situations smoothly. In short… This Licence is designed to give you security, a sense of ownership, and a clear framework for living in the property.
